Post Box: Annual Renewal/New Rental Notice for 2021/2022

Dear Owner/Resident,

There are postboxes available for rental, to enable owners/residents to have their mail delivered directly to the estate.

These postboxes will be allocated on a first come first served basis, with the following to be noted in terms of costs:

Post Box annual fee: R270.00
Key Deposit: R120.00 (additional fee applies to new applicants only)
Total: R390.00

The costs as detailed above will be added to the levy accounts of applicants.

Interested owners/residents are requested to complete the application form, and return it to the Estate Manager at [email protected], whereafter your postbox number will be emailed to you for your record and you may collect the postbox key from the Estate Manager. This will also enable you to renew your postal address accordingly for the ensuing year.

Residents already hiring a postbox and wanting to continue renting a postbox need only send an email to [email protected] and [email protected] to approve that R270.00 be added to your levy account.

Please take note that the once-off rental fee will be debited to your levy account and will be payable with your next monthly levy.

Residents wanting to cancel their postbox should inform the Estate Manager before the end of February 2022 and hand in the keys to the Estate Manager by no later than 28 February 2022 to receive their key deposit back. You may, however, make use of the postbox until the end of February 2022.

Failure to cancel your postbox rental for 2021/2022 will result in the automatic renewal of the postbox and the rental fee will be debited to your levy account.

Newsletter: Covid-19 Level 3 Lockdown Update

Dear Resident,

As announced by President Ramaphosa on the 28th December 2020, the country reverted to Level 3 lockdown with effect from midnight on the 28th December. The lockdown restrictions and regulations are detailed in the Government Gazette published on the 29th of December 2020.

The Directors would like to bring the important information regarding the Level 3 restrictions and regulations to your urgent attention:

1. Communal Pool
The communal pool will be closed with immediate effect to all residents in line with the Level 3 restrictions.

2. Social gatherings inside the Estate
The Government Gazette lays out the rules and restrictions with regard to social gatherings.

Please familiarize yourself with the Government Gazette rules pertaining to having social Page 2 of 2 gatherings. The same rules will apply to the Estate and at this stage, no visitors will be allowed to enter the Estate with immediate effect and until further notice.

As per the Government Gazette Section 36. (3), all social gatherings are prohibited for a two-week period. Please refrain from handing your resident access tag to your visitors in order to gain access to the Estate via the resident entrance gate. The Estate entrance will be closely monitored by the security officers and any contraventions of the Estate Rules will be recorded by the officers. The visitor entrance and exit gates will remain closed for the remainder of the Level 3 lockdown period and only open for pre-arranged service providers.

Please also familiarize yourself with the Estate Rules available on the HOA website listed under HOA Documents.

3. Wearing a mask
Residents are urged to wear a cloth mask at all times when entering a public space and the communal areas in the Estate as prescribed in the Government Gazette Section 34. (1) and (2).

The Estate will not accept responsibility should there be consequences for a resident not wearing a cloth mask in public spaces and adhering to the lockdown rules.

4. Domestic workers and gardeners
Domestic workers and gardeners will be allowed to gain access to the Estate and the current access procedure at the pedestrian gate will apply by taking temperature readings and record all details for workers entering the Estate on a daily basis.

5. Service providers
Only emergency service providers, ie. Plumber, electricians and contractual service providers for the Estate and Body Corporates will be allowed access into the Estate and only when prior arrangements have been made with the Directors and Security Supervisor. When requesting access, please ensure to state the type of service required, service provider details, date, and time when the service provider is expected to arrive at the Estate.

6. Contractors
No contractors will be allowed to enter the Estate to proceed with any form of maintenance, building and upgrades of houses during the lockdown period. The contractors’ closure period will lapse on the 10th January whereafter contractors will be allowed to enter the Estate from the 11th January 2021 to proceed with building and maintenance projects.

Please feel free to communicate with the Directors should you require and additional information, support and assistance during the lockdown period. We gladly assist where possible and within the Rules and Restrictions as set out in the Government Gazette.

Curbside recycling collections over the festive season

Curbside recycling collections over the festive season

We hereby inform you that our recycling service will proceed as normal during the festive season.

Collections will take place on your scheduled lifting day except for 25 December (Christmas day) and 1 January (New Year’s day). Both of these Friday’s recyclables must please be kept aside for us and placed out on the following Friday (8 January 2021).

All our curbside collection premises added up to 15 tons of waste which are recycled per month. Thank you for your participation and doing your share to help to save our environment.

Notice: Building Rules & Regulations

Dear Rietvlei Ridge Resident / Homeowner,

A communique was sent out regarding the Building Rules and Regulations and the plan approval process within the Estate.

We have recently noticed that a number of house owners are making alterations to the exterior of properties, i.e. painting houses a different colour, installation of solar panels, gutters, air conditioning units, adding exposed water pipes, fencing, etc.

While we appreciate the commitment from the owners to maintain a high aesthetic value of the houses in the Estate, we would like to communicate the Rules pertaining to the changes to the exterior elements of houses.

All external changes should be approved by the HOA prior to the commencement of work.

Please take note that the Aesthetic Certificate for the property will no longer be valid if any change to the exterior of your property is made without the necessary approval from the HOA. The Estate must have it on record, prior to the changes.

The Board has experienced that owners only seek approval after the fact and refuse to make the necessary changes as per the Building rules and regulations. This is not acceptable.

Please familiarise yourself with the penalties that will be enforced until such time that it is rectified. Sectional Title owners can reach out to their respective Body Corporates around the Rules and Guidelines.

Kindly furnish the Estate Manager with a copy of the Sample Sheet document and include a sample of the paint colour of the external walls in the document.

For any other building alterations to the property, a plan approval form with a copy of the approved plans, indicating the changes to the property needs to be submitted to the Estate for approval prior to the commencement of work.

Awnings, DSTV dishes, air conditioning units, gas installation (the HOA will require a copy of the gas installation certificate for record purposes and to safeguard the owner as well as neigbouring properties), solar panels, heating pumps, and all other items which do not form part of the basic structure of the house must clearly be indicated on the plans.

You are kindly requested to familiarize yourself with the Building Rules and Guidelines and the plan approval process documentation available on the HOA website.
